Is a mortgage adviser the same as a mortgage broker? And why should I use one?
For many years – a mortgage “broker” has been the person you use as a go between you the client – and the bank.
Essentially a mortgage adviser does exactly the same thing – so for you the clients – the term is interchangeable.
The reason there is a different term – in Dec 2021 – the Government introduced the CCCFA and the Responsible Lending Code, and the changed how they defined a “broker”. But for actual people looking for help – the terms broker or adviser are interchangeable.
So – why have a mortgage adviser?
Well – a study undertaken by Financial Planning Standards Board (FPSB) in 2023 showed that two thirds of the people surveyed said that their financial security improved as the result of receiving (and hopefully acting on) financial advice. So you are setting yourself up for success by having a financial adviser.
The old school mortgage brokers were just transactional – get you the loan and move on to the next client. As a mortgage adviser we provide more than just the loan. We can go in-depth with you, understanding your goals and motivation, and representing your information in the best way to get the best outcome for you.
Advisers work for you the client (not the bank). We have access to all the main lenders, and most of the second tier ones as well.
We will guide you through the whole process, providing you with holistic and sensible mortgage advice. We collate and prepare your applications, manage all the negotiations and dealings with the banks, structuring the mortgage to meet your needs – not just for right now, but to help you achieve your long term goals. We will re-connect with you at least annually to review the lending and make sure it is still meeting your needs.
